Parking Lot and Court Line Painting in London, Ontario

Kitchener Parking Lot Line Painting Pros brings its line painting crews to London, Ontario on scheduled trips for large parking lots, multi-site portfolios, sports courts and warehouse floors. We have been painting lines since 2015, with more than 550 jobs finished across Waterloo Region and beyond.

We are upfront about where we are based. Our shop is in Kitchener, about 110 km and 1 hour 15 minutes up the 401, so we serve London by grouping work into planned multi-day trips rather than sending a truck for every call.

That model suits property managers who run plazas in both cities, owners of big retail and industrial lots near Masonville, White Oaks and the 401, and schools and clubs with several courts to repaint at once.

What we paint

Line Painting Services We Bring to London

At London's distance, the services that make sense are the ones with enough work to fill a day or more. Large restripes, multi-site programs, court packages and warehouse floors fit that well.

Large Lot and Multi-site Restriping

Our parking lot line painting and restriping service handles 300 stall and larger lots in two to three nights, and portfolios of smaller plazas on one trip. Multi-site clients with 3 or more properties get our 5% multi-site discount.

Accessible Stalls and Signs to PS-114

London's traffic by-law sets where the accessible sign goes, not just the paint. Our accessible parking stall painting lays out Type A and Type B stalls with 1.5 m hatched aisles that line up with the sign post.

Sports Court Packages

School boards, clubs and condo communities with several courts are a natural fit for a London trip. Our sports court line painting covers tennis, pickleball and basketball lines in acrylic court paint.

Warehouse Floors Near the 401

Distribution and food plants in London's industrial parks need forklift lanes and walkways that last. Our warehouse floor line painting uses two-part epoxy, painted over a weekend or a planned shutdown.

What does not make sense is a single small touch-up on its own, such as one faded arrow or two stall lines. We are glad to add those to the next London trip, and a London company with a local crew may suit a one-off small job better.

Scheduling

How We Schedule London Jobs From Kitchener

We serve London on planned multi-day trips. Once we have enough London work booked for a block of consecutive days and nights, we set the dates and give each client a fixed day in that block.

The drive is about 1 hour 15 minutes from our shop: the Conestoga Parkway to Highway 8, then the 401 west to the London exits. In 2026 the Highbury Avenue bridge work on the 401 sent some traffic to Veterans Memorial Parkway and Bradley Avenue, so we plan routes around current closures.

  • Travel is included in every London quote, so you see it upfront
  • Overnight retail work and daytime industrial or court work run in the same trip
  • Spring and late summer trips fill first, so London clients should book early

Our process

How a Multi-day London Trip Runs

A London trip runs on the same quote, prep and photo report as a Kitchener job, just compressed into consecutive days. Most trips follow these four steps.

  1. Quote From Imagery

We measure your London lot from satellite imagery or a site plan and quote within one business day, including travel.

  2. Group by Area

Jobs are grouped by part of the city, for example north end retail near Masonville one night and south end sites near White Oaks the next.

  3. Nights for Retail, Days for Industry

Plazas are restriped after close, and plant floors, courts and office lots are painted during the day between them.

  4. Photo Report Each Day

Every site gets before and after photos emailed the day it is finished, so off-site managers can sign off without driving over.

By-laws

London Zoning and Parking Rules

Parking stalls in London are governed by Section 4.19 of the City's Zoning By-law Z.-1, which sets a 2.7 m by 5.5 m standard stall. That is 0.1 m wider than Kitchener's parking stall dimensions, enough to change a stall count on a long row.

London is also writing a new zoning by-law through its ReThink Zoning project, with the final version set to go to Council in early 2027. Until then, Z.-1 applies.

Standard stall2.7 m by 5.5 mSection 4.19 2)(a)
Type A accessible stall3.4 m by 5.5 m, signed as van accessibleSection 4.19 2)(b) and 10)(g)
Type B accessible stall2.4 m by 5.5 mSection 4.19 2)(c)

EV stalls5% of spaces for new residential and mixed-use buildings over 40 unitsSection 4.19 16)

For sites under site plan control, London's Site Plan Control By-law C.P.-1455-541 sets aisle widths by stall angle and says the spaces shall be clearly marked. That makes faded lines on a site plan property more than a cosmetic problem.

Minimum parking counts no longer apply in London's Downtown, Transit Village, Rapid Transit Corridor and Main Street place types. Properties there still need every stall they do provide laid out to the Z.-1 sizes.

Enforcement

Fire Routes, Accessible Signs and Private Enforcement

London puts most of its parking lot enforcement rules in the Traffic and Parking By-law PS-114. Several of them affect where we paint and where your signs go.

Accessible Sign Placement

PS-114 requires the accessible permit sign at the front of the space, in the middle, with its centre 1.5 m to 2.0 m above grade. Parking in an access aisle is an offence, and the City lists a $385 set fine for accessible parking violations.

No Accessible Stalls in a Fire Route

PS-114 says a designated accessible space cannot be located in a fire route. We check that on every London re-layout, since moving an accessible stall closer to a door can push it into the route.

Fire Route Width and Signs

A private roadway becomes a fire route once the City approves official signs for it, or when the Fire Chief orders one. London's site plan standards call for a 6.0 m route with signs no more than 30 m apart, and we paint lane lines to that approved route.

Private Property Parking

Under PS-114, unauthorized parking on a private lot is enforceable when signs are posted at all entrances. The City's 2025 municipal compliance summary reports 440 private properties under enforcement and 8,650 unauthorized private property parking cases.

Local knowledge

London Properties We Serve

London jobs that justify a trip tend to come from three kinds of property, each in a different part of the city.

Retail Lots Around Masonville and White Oaks

The north end retail area around Masonville Place on Richmond Street North and the south end around White Oaks Mall on Wellington Road have large surface lots with long, simple rows. They suit overnight, multi-crew restripes phased by section over two or three nights.

Industrial Parks Along Highway 401

London's industrial parks, such as the City-owned Innovation Park north of the 401 around Veterans Memorial Parkway and Trafalgar Industrial Park, are home to food, manufacturing and distribution plants. Typical scope is trailer stalls, dock hatching, fire routes and epoxy forklift lanes inside.

Student Housing Near Western and Fanshawe

Rental buildings near Western University on Richmond Street and Fanshawe College on Fanshawe College Boulevard turn over before fall term. Western's 2026 residence move-in began September 5, so we paint student lots on a late August trip.

Local conditions

Why London Lines Wear Out by Spring

London lines take a hard winter because the city sits in the snowbelt that the Great Lakes create across Southwestern Ontario. Environment and Climate Change Canada's 1981 to 2010 normals for London International Airport show about 194 cm of snow a year on roughly 60 snowfall days.

Every one of those days brings a plow blade and a round of salt and sand across the lot. The same normals show about 142 nights a year at or below 0 C, and the freeze and thaw cycles open cracks that paint cannot bridge.

  • We suggest an annual spring restripe for London retail lots and entrances
  • Thermoplastic stop bars and crosswalks last 3 to 6 years against 1 to 2 for paint
  • Late fall London trips use solvent-based paint, which bites better on cold asphalt once the summer VOC season ends October 15

FAQ

London Line Painting FAQs

These are the questions London property managers, schools and plant managers ask before booking a trip.

Is there a minimum job size for London?

There is no fixed stall count, but a London job needs to justify its share of a trip. A large lot, several smaller sites, a set of courts or a warehouse floor all work well, and small touch-ups go on the next scheduled trip.

How far ahead should London customers book?

Book as early as you can, ideally in winter for spring work. We set London trip dates once enough work is booked, and spring restripes and late August student housing trips fill first.

Do you charge for travel to London?

Yes. Travel outside Waterloo Region is one of the factors in a London price, and we show it on the quote. Grouping several London sites into one trip spreads that cost across them.

Are London's stall sizes the same as Kitchener's?

No. London's Zoning By-law Z.-1 sets a 2.7 m by 5.5 m standard stall, against Kitchener's 2.6 m. Accessible Type A and Type B widths and the 1.5 m aisle are the same in both cities.
