Parking Lot Striping and Pavement Markings
Restriping faded lots and painting fresh layouts for plazas, condos, offices and industrial yards.

Kitchener line painting since 2015
We are a Kitchener line painting company that has finished more than 550 jobs across Waterloo Region since 2015. Our crews restripe faded parking lots, lay out new pavement markings, paint sports courts and mark warehouse floors.
Property managers, condo corporations, retail plazas, schools and industrial sites hire us because we only do line painting. We paint stalls to Kitchener's 2.6 m by 5.5 m zoning minimum and build every accessible stall to the AODA's Type A and Type B rules.
We also plan around Ontario's paint season. From May 1 to October 15, federal rules cap traffic paint at 150 g/L of VOCs, so we time prep, film thickness and drying windows to make waterborne paint last through a Kitchener winter.
Our services
Our line painting services cover three kinds of surfaces: outdoor asphalt, sports surfaces and indoor concrete. Each one uses a different paint, a different layout standard and a different schedule, so we group the work the same way.
Restriping faded lots and painting fresh layouts for plazas, condos, offices and industrial yards.
Regulation lines for school yards, community courts, gyms and turf fields, painted with court and turf paints.
Pedestrian walkways, forklift lanes, pallet and racking zones and dock markings in epoxy that stand up to daily lift truck traffic.
Who we serve
Most of our work comes from six kinds of properties, and each one has a scope and a scheduling window that suits it. Knowing those patterns lets us quote the right crew size and keep your lot open while we work.
| Property type | Typical scope | Best scheduling window |
|---|---|---|
| Retail plaza | Full restripe, directional arrows, stop bars, accessible stalls | Overnight or early morning, after stores close |
| Condo corporation | Resident and visitor stalls, numbered stalls, underground garage | Weekdays, with notices posted 72 hours ahead |
| Hotel | Guest stalls, drop-off zone, fire route | Sunday afternoon, after checkout |
| School | Crosswalks, bus loop, staff lot, playground games | July and August, before staff return |
| Industrial site | Warehouse floor lines, truck court, dock hatching | Weekends or planned shutdowns |
| Office park | Accessible and EV stalls, visitor parking, walkways | Evenings after 6:00pm |
The real problem
Kitchener lines fade fast because winter does most of the damage. Snowplow blades scrape the paint off the high points of the asphalt, and road salt and winter sand grind away what is left.
Summer paint is also softer than it used to be. Canada's VOC rules require waterborne traffic paint from May 1 to October 15, and it wears faster than the solvent paint many owners remember.
The third cause is poor prep. Paint sprayed over sand, damp asphalt or oil spots peels within weeks, which is why we sweep, blow and check moisture before a single line goes down.
Our advice for most Kitchener lots is a spring restripe every year, booked before the April rush. Low-traffic condo and office lots can often go 18 to 24 months between coats.

Our process
A typical restripe takes five steps and one visit from our crew. Most small plazas are finished in a single evening, and fresh waterborne lines are drivable 30 to 60 minutes after the last pass.
Pricing
Most Kitchener restripes cost between $9 and $15 per standard stall before HST, with a $450 minimum for small lots and touch-ups. A typical 40 to 60 stall plaza with arrows comes in between $650 and $1,200.
Four things move the price most: total linear footage, the number of stencils, whether it is a restripe or a new parking lot layout, and how much surface prep the lot needs. Night and weekend work usually costs nothing extra in season, and we say so on the quote.
Compliance
Every lot we paint meets the Ontario and City of Kitchener rules that apply to it. Many line painting websites quote US ADA and OSHA rules, which do not apply here.

Paperwork ready
Property management companies need paperwork before a new vendor sets foot on site. We keep it current and send it the same day you ask.

Our work
These are the three jobs we do most often each season. The scope and timing shown are typical of what we quote across Kitchener, Waterloo and Cambridge.
A Fairway Road style strip plaza: single stall lines, eight arrows, two accessible stalls and a fire route, finished in one evening after the stores closed.
Numbered resident stalls, a visitor row and an underground level, phased over two weekdays so residents always had somewhere to park.
A ladder crosswalk at the bus loop, a basketball key and four playground games, painted in July while the building was empty.

Service area
We paint lines across Waterloo Region and the cities around it from our shop on West Avenue in Kitchener. Waterloo is 10 to 15 minutes away, Cambridge about 20 minutes and Guelph about half an hour, so short-notice touch-ups are easy to fit in.
Home base, from downtown to Sunrise Centre and the Huron Business Park.
Uptown plazas, Northfield Drive industry and student housing.
Hespeler Road retail, Galt, Preston and Highway 401 logistics.
Hanlon business park, Stone Road plazas and campus-area lots.
Planned multi-day trips for larger plazas and industrial sites.
FAQ
These are the questions property managers ask before booking. The short answers below hold true for every job we quote.
Most restripes cost $9 to $15 per standard stall before HST, with a $450 minimum. A typical 40 to 60 stall plaza with arrows runs $650 to $1,200, and a new layout costs roughly double a restripe.
No. We phase the lot into sections with cones and work overnight, early morning or on weekends, so part of the lot always stays open. Our office takes calls until 9:30pm Monday to Saturday.
Waterborne lines are dry to the touch in 10 to 15 minutes and drivable in 30 to 60 minutes on a summer day. Cool or humid weather can stretch that to about 2 hours, and our cones stay up until then.
Outdoor painting runs roughly May to October, when the air and pavement are 10 C and rising and the surface is dry. Underground garages and warehouse floors can be painted year-round.
Yes. We send a current WSIB clearance certificate on request and carry commercial general liability insurance. We issue certificates of insurance that name your property management company or condo corporation.
