Completed plaza line painting project in Waterloo

Typical jobs and photos

Line Painting Projects in Kitchener and Waterloo Region

Kitchener Parking Lot Line Painting Pros has completed more than 550 line painting projects since 2015, from 40-stall plaza restripes to multi-night lots, school yards and warehouse floors. This page shows the kinds of projects we take on most across Kitchener, Waterloo, Cambridge, Guelph and London.

Rather than one-off showcase stories, each section describes a typical job of that type: the property, the usual scope, how long it takes and when we schedule it. The figures come from our standard timings and price ranges, so you can compare them with your own lot.

The photo gallery further down shows what finished work of each kind looks like, from plaza arrows to epoxy walkways.

Restriping

Parking Lot Restriping Projects

Restriping makes up most of our project list: repainting an existing layout before it fades past legibility. These are the three restripe projects we quote most often.

Strip Plaza Restripe, 40 to 60 Stalls

A Fairway Road or Hespeler Road style plaza with single stall lines, directional arrows, stop bars and two accessible stalls.

  • Typical total: $650 to $1,200 before HST
  • Time on site: one evening, about 3 to 4 hours
  • Schedule: after the stores close
  • Service: parking lot restriping

Office Park Lot, About 150 Stalls

A Northfield Drive or Huron Business Park style office lot with visitor rows, EV stalls and a fire route along the building.

  • Time on site: one night, or two phased evenings
  • Schedule: evenings after 6:00pm
  • Typical extras: EV stencils and fire route lane lines
  • Price basis: $9 to $15 per stall, plus stencils

Large Retail or Logistics Lot, 300+ Stalls

A big-box or distribution lot near the 401, with truck aisles, hatched loading zones and crosswalks to the doors.

Layouts

New Layouts and Re-Layouts

Layout projects start from measurements, not old lines. They cost roughly double a restripe per stall, $18 to $30, because of measuring, chalk layout and extra paint.

Freshly Paved Lot

Temporary layout lines let the lot open right after paving, and final striping follows about 30 days later once the asphalt oils cure. Stalls go down at Kitchener's 2.6 m by 5.5 m minimum, with any compact stalls marked.

This is the core of our new parking lot layout service, sized from our guide to Kitchener parking stall dimensions.

Re-Layout to Add Stalls or Fix Traffic Flow

Owners ask for re-layouts to fit more stalls, straighten traffic flow or add EV and accessible spaces after a site change. Old lines are ground off first through our parking lot line removal service so drivers do not follow ghost lines.

A re-layout must meet current AODA rules, so Type A stalls go in at 3.4 m and Type B at 2.4 m, each with a 1.5 m aisle, through our accessible parking markings service.

In Waterloo student housing lots, restripes and re-layouts are booked for August so numbered stalls are ready before September move-in.

Courts and fields

Sports Court and Field Projects

Court and field projects follow sport dimensions and use different paints from parking lots. Schools book them for July and August, and clubs usually book right after resurfacing.

Our sports court line painting hub covers every court type in more depth.

School Yard Basketball and Games

A full basketball court plus four playground games on an elementary school's asphalt yard, painted in July while the building is empty.

Tennis Court With Added Pickleball Lines

A club or municipal acrylic court relined for tennis, with pickleball lines blended in a contrasting colour.

Soccer Field Relining

Water-based turf paint applied with a walk-behind field striper, repeated through the season as mowing and play wear the lines.

Gym Badminton Courts

Badminton courts painted or taped on a school or community centre gym floor, usually during a summer or holiday closure.

Indoor projects

Warehouse and Garage Projects

Indoor projects run year-round because the slab, not the weather, sets the schedule. We paint whenever the floor is above 10 C and dry, on weekends, shutdowns or weekdays when residents are out.

Distribution Centre Walkways and Forklift Lanes

A Cambridge or Guelph industrial warehouse marked with epoxy walkways, lift truck lanes, racking zones and dock hatching over a weekend shutdown. Our warehouse floor line painting runs $1.50 to $4.00 per linear foot and lasts 3 to 5 years under forklift traffic.

Condo Underground Garage Restripe

A condo garage level with numbered resident stalls, column hatching and ramp arrows, phased over two weekdays so residents always have somewhere to park. Parking garage restriping runs $12 to $20 per stall because of indoor prep and ventilation.

Manufacturing Floor Safety Zones

Hatched keep-clear zones around machinery, electrical panels and doorways on a plant floor, marked on a planned shutdown day with our hazard and warning markings.

Speed Bumps in a Condo Garage Ramp

Yellow bars on garage speed bumps and ramp edges, added during a restripe for $40 to $90 per bump through our speed bump markings service.

Photo reports

What We Record on Every Project

Every job ends with the same record, which is how property managers sign off without driving to site. It is also what we check if a warranty question comes up within 12 months.

  1. Before Photos and Site Notes

We photograph the lot before prep, including faded lines, cracks, oil spots and anything else that could affect adhesion. Surface problems go in the report so your paving contractor can see them.

  2. Scope, Paint and Schedule

We note what was painted, the paint used, such as waterborne acrylic in summer or epoxy indoors, and when each section was done and reopened.

  3. After Photos the Same Day

Before and after photos are emailed the day the job is finished. They become your record for the 1-year labour warranty and for next year's restripe planning.

Want to see what a job like yours would cost first? Our parking lot line painting cost guide lists every range, and our line painting services page covers each type of work.
