Kitchener Parking Lot Line Painting Pros runs an annual spring restripe program for property managers, condo corporations and plaza owners who want their lines looked after without re-quoting every year. We have completed more than 550 jobs across Waterloo Region since 2015, and spring is when most of those lots need us.
A maintenance plan answers the question of how often to repaint with a schedule instead of guesswork. We measure and photograph your lot once, reserve a spring slot every year and lock your price for the season.
Plans cover the line painting side of parking lot maintenance: stall lines, arrows, stop bars, accessible stalls and fire routes. Paving, sealcoating and sweeping stay with the contractors you already use.
How it works
How Our Annual Restripe Program Works
The program runs on a yearly cycle of five steps. After the first year, you never need to request a new quote or chase a booking.
Enrol Your Sites
Send the addresses of the lots you want covered. We confirm the scope for each site: stall lines, stencils, accessible stalls, fire routes and any garage levels.
We Log Each Site Once
We photograph and measure every lot on the first visit and keep the record on file. That record becomes the scope for each following year, so there is no re-quoting.
February Reminder
Each February we contact you to confirm the spring restripe and any changes, such as new EV stalls, an extra accessible stall or a re-layout.
Priority Spring Slot
Your restripe goes into a reserved slot between April and June, ahead of the April to August rush, at the price locked for the season.
Photo Report and Touch-Ups
Before and after photos are emailed the day the work is done. High-wear arrows and stop bars get mid-season touch-ups.

Why spring
Why Spring Restriping Pays Off in Waterloo Region
Spring is when lines are at their worst and when new paint will last longest. A Waterloo Region winter of plow blades, road salt and sand wears lines down by March, and lines painted in late fall have little time to cure before the first plowing.
Lines Last the Whole Season
Paint applied in spring has the full warm season to cure before plows return. Busy plazas, drive-thrus and entrances usually need this every spring, while low-traffic condo and office lots can go 18 to 24 months.
Accessible and Fire Route Markings Stay Visible
Faded accessible stalls and fire routes are the markings with legal weight. Kitchener's Accessible Parking By-law requires owners to keep accessible spaces clear, with fines of up to $5,000 for owner offences such as snow piled in a space, and fire routes must stay clear under the Ontario Fire Code.

Priority booking
Priority Booking Before the Spring Rush
Plan members have their spring slots reserved before the April to August rush begins. Everyone else books into the evenings that remain.
- February: reminder and scope confirmation for each site.
- April to June: restripes in reserved slots once air and pavement reach 10 C and rising.
- Summer: mid-season touch-ups of high-wear arrows and stop bars.
- Year-round: underground garage levels can be added outside the spring window, since indoor work is not weather dependent.
Dates still depend on weather: paint needs a dry surface and no rain for at least 4 hours after it goes down. If rain moves your date, we rebook you into the next suitable slot.

Can we cancel or skip a year?
Yes. The February reminder is where you confirm, change or skip that spring's restripe, and we release your slot if you skip.
Does the plan include touch-ups?
Yes. Plans include mid-season touch-ups of high-wear arrows and stop bars, the markings that wear first at entrances and drive-thrus.
Are prices locked?
Yes, your price is locked for the season. Because we measured the lot on the first visit, there is no re-quoting each spring unless the scope changes.
What if we need a re-layout or new EV stalls?
Tell us at the February reminder. Re-layout work is quoted separately at $18 to $30 per stall through our new parking lot layout service, and EV symbols come from our stencils and custom markings range.
How often will our lot be restriped?
Once a year in spring for most plan sites. Low-traffic condo and office lots can move to every 18 to 24 months, which we agree at enrolment.
Is the warranty the same on a plan?
Yes. Every restripe carries our 1-year labour warranty against peeling, flaking or lifting caused by our application.
