Line painting specialists since 2015
Kitchener Parking Lot Line Painting Pros is a Kitchener line painting company founded in 2015 that does one thing: pavement and floor markings. Over 11 seasons we have completed more than 550 jobs for property managers, condo corporations, schools and industrial sites across Waterloo Region, Guelph and London.
We stay specialists on purpose. Lines that peel by July, stalls painted narrower than the zoning minimum and accessible stalls without a proper access aisle are the problems we are called in to fix most, and each one comes from treating striping as an afterthought.
This page covers how we work, the paperwork vendor teams ask for, the equipment on our trailer and exactly what our warranty covers.
Our story
We have painted lines in Kitchener every season since 2015, working from a shop on West Avenue near Belmont Village and the Westmount area. Being a few minutes from Highway 7/8 puts most Kitchener and Waterloo lots within 20 minutes of our trailer.
Our 550+ jobs range from a $450 touch-up of faded arrows to restripes of 300-stall lots phased over two or three nights. The same crews also paint school yard courts, turf fields, underground garages and warehouse floors.
Much of each year's calendar is spring restriping, because snowplow blades, road salt and winter sand wear Waterloo Region lines down in a single season.

Credentials
We carry the three things property management vendor teams check first: WSIB coverage, commercial general liability insurance and a written safety approach. Each is available as a document, usually the same day you ask.
We hold an active WSIB account and email a current clearance certificate on request, usually the same day. Clearance certificates are issued for a set period, so ask for a fresh one before each new job or season.
A valid clearance protects the property owner from being held liable for a contractor's unpaid premiums. You can also check a contractor's status through WSIB Ontario.
We carry commercial general liability insurance on every job. On request, we issue a certificate of insurance naming your property management company or condo corporation as additional insured.
Send us the exact legal name and address you need on the certificate, ideally with your vendor package, so it is right the first time.
Outdoor work follows the Occupational Health and Safety Act, and garage and warehouse work follows the ventilation rules in Ontario's Industrial Establishments regulation. We fill in property management vendor packages, including supplier forms, safety policies and WSIB and insurance certificates.
Equipment
We name our equipment and paint because they decide how long your lines last. Each one is matched to a surface and a season, not picked by price.
| Item | What we use | Why it matters |
|---|---|---|
| Line striper | Graco LineLazer airless line stripers | Even film thickness and sharp line edges on every pass |
| Summer paint | Waterborne acrylic traffic paint, for example Sherwin-Williams SetFast | Meets the federal 150 g/L VOC limit from May 1 to October 15 |
| Shoulder-season paint | Solvent-based alkyd or chlorinated rubber traffic paint | Better bite on cool asphalt in early spring and late fall, allowed up to 450 g/L |
| Durable markings | Preformed thermoplastic, heat-applied with a propane torch | 3 to 6 years on crosswalks, stop bars, arrows and drive-thru lanes |
| Floor coatings | Two-part epoxy or polyurea line coatings | 3 to 5 years under forklift traffic |
| Court paint | 100% acrylic court line paint | Bonds to acrylic court systems such as Laykold and Plexipave |
| Turf paint | Water-based turf marking paint and a walk-behind field striper | Safe, bright lines on natural grass fields |
| Reflective beads | Type 1 glass beads dropped into wet paint, on request | Night visibility at entrances, fire routes and dim lots |
| Layout tools | Chalk lines, 100 m tape, measuring wheel, laser line, satellite imagery | Stalls that measure right, not just look right |
| Stencils | 4 in to 24 in letters and numbers, arrows, accessibility symbol, fire route, EV, visitor, reserved, pickup and custom logos | Cut from plastic for clean, repeatable symbols |
| Removal | Walk-behind scarifier and grinder | Removes old lines instead of hiding them under black paint |
Film thickness matters as much as brand. We spray waterborne paint at 15 mils wet, about 7 to 8 mils dry, which covers about 300 to 330 linear feet of 4 in line per US gallon.
Thin film is the most common reason a cheap restripe fades by mid-summer. Our guide to traffic paint types and Canada's VOC rules explains each paint in more depth.
We explain the rules behind our work in plain language in our parking lot line painting resources for Ontario property managers, from stall sizes to VOC limits.
Our clients
Our 550+ jobs come from six kinds of clients, and each asks a different first question before booking. These are the questions we hear most, and how we answer them.
They ask for WSIB and insurance certificates first, then a price per site. We quote from satellite screenshots within one business day and give 5% off at 3 or more sites through our annual restripe maintenance plans.
They ask how residents will park during the work. We paint on weekdays while residents are at work, post notices 72 hours ahead and phase the visitor row and underground garage restriping separately.
They ask whether stores can stay open. We paint after close or overnight, and our parking lot restriping finishes a 40 to 60 stall plaza in one evening of 3 to 4 hours.
They ask for July and August, before staff return. Typical scope is bus loop crosswalks, staff lot stalls and playground game markings.
They ask about court dimensions and colours. We paint tennis court lines, pickleball courts and basketball courts in 100% acrylic court paint.
They ask whether production can keep running. We mark warehouse walkways and forklift lanes on weekends or planned shutdowns.
Warranty
Our 1-year labour warranty covers peeling, flaking or lifting caused by how we applied the paint, for 12 months from the job date. If it happens, we repaint the affected lines at no charge.
The terms are written on every quote and invoice, so you know them before you book.
Any failure that traces back to our application is covered.
Damage from outside causes is not covered.
To raise a warranty issue, email photos of the affected lines and your job date to info@kitchenerparkinglotlinepainting.ca. We compare them with our same-day photo report and book the repaint.
Plow damage is the wear we see most, which is why our guide on how often to repaint parking lot lines recommends a spring restripe for busy lots.
Specialists
We focus on markings and leave paving, sealcoating, crack filling and snow removal to others. That keeps every crew, striper and stencil set dedicated to lines from the first warm week in May to the last dry day in October.
Specialising shows in the details: AODA Type A and Type B widths, Kitchener's 10% cap on compact stalls and the May 1 VOC switchover all shape how we quote and paint.
We bring the same focus beyond Kitchener, to parking lot line painting in Waterloo, Cambridge line painting, Guelph line painting and planned trips for line painting in London, Ontario.
